Are you thinking of buying an investment property? Attend our FREE seminar to learn what you need to do before you sign that contract of sale!
It's interesting how we don't take advice direct from a pharmaceutical company when we're sick (we go to a Doctor); yet people take advice on buying property from people that, well... sell property (or the loans that go with them). Don't knock real estate agents - I have had a couple of great agents sell properties for me in the past - but I don't think a realtor is in a position to comment on your ability to fund and manage your next investment purchase.
We don't sell real estate (we can't - we're not real estate agents) and we don't sell shares (we can't - we're not stockbrokers) - we offer quality FINANCIAL ADVICE on what you need to think about BEFORE you invest in cash, property or share investments.
On Tuesday, 17th August at 6pm ES&A will be presenting a workshop in their Buderim offices that is designed for any one that is considering purchasing their first (or next) investment property. The workshop is designed to walk you through all the research that you need to do before you start the conversation with your local real estate agent or mortgage broker.
This workshop will feature a guest speaker Aaron Parker from one of Australia's leading property valuers - Propell National Valuers - based here on the Sunshine Coast. Our guest speaker is a senior researcher who will point out some of the issues that you need to consider before you step into any property investment. It is often the valuers that get to observe up close some of the mistakes that are made when they are called out to revalue properties by desperate vendors or repossessing banks.
Our job as financial advisers is to give investment advice but any recommendation we make must be underpinned by a strategy that suits your particular needs.
During the workshop we will talk about the pros and cons of investing in property and shares. We will guide you through the conversations you should personally have before you front up to a bank seeking finance - and there are a few tips and traps you should be aware of with regard to finance that we will alert you to as well.
When comparing shares and property in an attempt to decide where you'll invest your hard earned money it is never the case of one being entirely good or entirely bad. For example our two senior financial advisers both own investment property and shares in their own portfolios - and cash reserves play an important part as well!
This is a rare opportunity for you to be part of an ‘unbiased' investment discussion group. Co-ordinated by a property researcher and a financial planner who intend to leave no stone unturned as they thrash out the pros and cons of investing in property - and constructive input from the audience will also be welcomed.
This workshop is FREE - although seating is limited to no more than 40 persons. To reserve your place, please phone Cathy on 5445 6044 or go to our web site - www.esafinance.com.au and book there.
The workshop will go for approximately 3 hours and includes a light, hot supper.

If you are interested in attending please contact Cathy on 5445 6044.
On Tuesday, 13th April at 6pm, ES&A will be holding a seminar that will debate the pros (there are several!) and cons (rarely discussed but must be considered and could change your mind) on starting and operating your own self managed super fund. We have invited a guest speaker - an independent SMSF Accountant - to help answer questions and debate the merits of operating a self managed super fund.
We will also discuss some of the investment‘basics' that we believe all investors should know and how to manipulate these rules to suit you - regardless if your super fund is self managed or not.
Attendance is FREE and the seminar is expected to go for approximately 3 hours with a hot supper served at half time.
Bookings - which are essential - can be made by ringing Cathy on 5445 6044 or logging onto our website.
We are having a group discussion in our Buderim Offices for the parents of approximately 6 families. Whilst the discussions will touch on personal insurance the main focus will be directed towards affordable investment for couples who still have dependent children.
Please note that there will be no charge for attendees and we do provide a light snack at half time -but reservations are essential. The meetings will be conducted by one of our most experienced financial planners and they are expected to go for approximately 2 hours.
If you are interested in attending please contact Cathy on 5445 6044 and make a reservation.
"The moment you decide on a goal to work toward, you're immediately a successful person. Out of every hundred people, you belong in the top five.
Don't concern yourself too much with how you are going to achieve your goal-leave that to a power greater than yourself. All you have to do is know where you're going. The answers will come to you of their own accord, and at the right time."
So said Earl Nightingale, one of the greatest Success Philosophers of our time.
As the above quote indicates Ellen and Julie's next Discussion Group Meeting will deal with achieving goals. If you are interested in attending - the meeting will be at 6pm on Tuesday 19th January in ES&A's Buderim offices.

COMING TO GRIPS WITH YOUR OWN FINANCIAL CRISIS Have your retirement plans been dashed with the sudden economic downturn and the shocking drop in assets values? Perhaps you have already retired only to find your investment income is now seriously in danger of having to be downgraded.
“Greater than a force of mighty armies- is the power of an idea whose time has come”
Those words were first written in 1877 by Victor Hugo in a book - the title of which has long since been forgotten by most people - but that single sentence will remain with us forever. The reason those words have such power behind them is because we intuitively know they are true.
The four most dangerous words for investors are: “This time is different”. In 1999, technology companies, with no earnings or sales, were valued at billions of dollars but “this time was different”, investors told themselves. They had to purchase Internet stocks at any cost.
What you become is far more important than what you get. Think about it this way. Most of what you have got today you have attracted to yourself by the way you think. The way you think also determines the type of person you are and the sort of people who are attracted to you.
